Abacus Property Management was appointed Managing Agent to Westend Gate Ltd located in Tallaght, Dublin 24 in 2006. The property consists of 126 apartments. At this time security and anti-social behaviour was a major problem for this apartment complex. When Abacus took over the management the following changes were implemented to improve the standard of the development and the common areas and to ensure all residents enjoy a harmonious living space.

• Introduced innovative methods of dealing with arrears of service charges
• Contacted and met with outstanding debtors to discuss payment plans
• Outstanding management fees forwarded on to solicitor for debt collection
• All outstanding suppliers debts discharged
• Repaired doors in internal common areas
• Sinking fund established
• Installed Gatekeeper System (GSM system for operating automatic gates by mobile phone)
• Organised security for 4 nights per week
• Additional cameras installed
• Emergency/sensor lighting installed
• Carpets replaced with tiles on a phased basis
• Graffiti removed
• Repaint of all common areas on a phased basis
• Recycle bins installed
• Waste compressor installed to save on waste costs
• Fire Alarms upgraded and maintained
• Emergency lighting
• 6 lifts completely overhauled and maintenance contracts put in place
• Banister rails replaced
• Perimeter of walls and fencing improved for security reasons
• Full time janitor employed
• Employed landscaper to carry out over haul of 2 central courtyard areas
• Zero tolerance of anti-social behaviour
• Liaising with pro-active residents committee
• Negotiated reduced fees with all suppliers to reduce costs
• Successfully reduced service charges on a yearly basis
• A SKY shared disc system was installed for the benefit of owners and investors
