Other Services Provided (Subject to Separate Charge)

  • Dealing with breaches of House Rules, Infringement of Car Park Regulations and breaches of Covenant.
  • Project management of major refurbishment or new projects.
  • Dealing with correspondence on behalf of the Management Company in relation to sales of units within the complex.
  • Liaising with qualified professionals in the preparation of Health and Safety Statements and Fire Drills.
  • Arranging of Security Contract where necessary.
  • Interview and recruitment of Management Company employees (grounds persons, cleaners, janitors, caretakers, security etc.)
  • Liaise with the Auditors to ensure compliance with all company law matters and co-ordinate completion of annual Financial Statement.
  • Advising on Buildings re-instatement values for insurance purposes. This applies where the building needs to be surveyed for the purpose of estimating re-instatement value.
  • Our attendance at meetings that are outside office hours.
  • Providing a Company Secretarial Service.
  • Providing a 24 hour, 365 days Emergency Service. Normal office hours are 9.00 am to 5.30 pm, Monday – Friday. Any emergency calls outside these hours attract a small additional fee.
  • Arranging and supervising all required Maintenance Contracts (Electric Gates, Fire Alarms, Sewage Pumps etc)
  • Liaising with professional and technical advisors on behalf of The Management Company (Solicitors, Accountants, Engineers etc)
  • On new developments we advise Developers on management and Service Charge Budgets.
