Other Services Provided (Subject to Separate Charge)
- Dealing with breaches of House Rules, Infringement of Car Park Regulations and breaches of Covenant.
- Project management of major refurbishment or new projects.
- Dealing with correspondence on behalf of the Management Company in relation to sales of units within the complex.
- Liaising with qualified professionals in the preparation of Health and Safety Statements and Fire Drills.
- Arranging of Security Contract where necessary.
- Interview and recruitment of Management Company employees (grounds persons, cleaners, janitors, caretakers, security etc.)
- Liaise with the Auditors to ensure compliance with all company law matters and co-ordinate completion of annual Financial Statement.
- Advising on Buildings re-instatement values for insurance purposes. This applies where the building needs to be surveyed for the purpose of estimating re-instatement value.
- Our attendance at meetings that are outside office hours.
- Providing a Company Secretarial Service.
- Providing a 24 hour, 365 days Emergency Service. Normal office hours are 9.00 am to 5.30 pm, Monday – Friday. Any emergency calls outside these hours attract a small additional fee.
- Arranging and supervising all required Maintenance Contracts (Electric Gates, Fire Alarms, Sewage Pumps etc)
- Liaising with professional and technical advisors on behalf of The Management Company (Solicitors, Accountants, Engineers etc)
- On new developments we advise Developers on management and Service Charge Budgets.
